Pinegrove Estates is a unique retirement neighborhood in Lockport, NY for adults 62+, designed to both stimulate the soul and sustain the environment. Pinegrove Estates will be situated on 100 acres of beautiful woodlands and meadows. Residences will include 66 Terrace Home Apartments and 40 Carriage Homes, each with a variety of floor plans to satisfy your preferences. Currently, there are 24 Villa Homes in Phase I. Floor plans for Terrace Home Apartments range from 650 square feet to 1,420. The square footage range for Carriage Homes is 1,100 to 1,600 square feet. Depending on the size of the Carriage Home, attached garages will be either single or double.

To become a Member of Pinegrove Estates, the Membership Fee (entrance fee) is based on the type of residence (apartment or carriage home) and size.

The monthly service fee includes most of what you might be writing individual checks for in your current home! Included in the fee are:

• All utilities (except telephone)
• Basic cable TV
• A choice of multiple dining venues
• Flexible Dining Dollars
• Bi-monthly housekeeping services
• Interior and Exterior Maintenance
• State of the art Fitness Center
• Wireless internet
• 24-hour personal security system
• Scheduled Transportation services

For the comfort and enjoyment of Members, Pinegrove Estates also will offer a Salon and Spa where personal services for hair, manicures, pedicures and massage are available at additional costs to the individual Member. Enclosed parking options are available for additional fees in the Terrace Garage, which is located adjacent to the Terrace Home Apartments. There is ample surface parking as well for no additional fee.

Each Member will receive Flexible Dining Dollars included in the monthly fee. Terrace Home Apartment Members and Carriage Home Members receive Flexible Dining Dollars to be used for lunch, dinner, takeout, etc. each month.

Each residence will have:

• Full Kitchen with full-size appliances
• Full size or stackable washer/dryer
• Spacious closets
• Individually controlled heat and air conditioning
• Terraces in almost all floor plans

After you have selected your floor plan and location, you will have the opportunity to choose among a variety of choices for the following items at no additional cost:

• Selection of floor coverings
• Selection of cabinet finishes
• Selection of countertops
• Selection of paint colors throughout

For those that would desire additional upgrades or customizations, our Design Coordinator will work closely with you to help you. Additional costs for the chosen upgrades will be outlined for your review and approval and will be submitted to the Community management and construction manager for approval as well.
